With all the online tools and apps available, it’s easy to think you can handle it solo. But here’s the thing—Toronto’s rental market is fast-paced, competitive, and full of fine print that can trip you up. That’s where I come in.
I help both tenants and landlords navigate the rental process, making sure everything is clear, fair, and stress-free. Whether you’re looking for a place to call home or leasing out a property, having an expert in your corner gives you a serious advantage
Finding a rental in Toronto isn’t always as straightforward as it seems. If things get tricky, I’ll be right there to make sure you’re protected. From securing a fair lease to ensuring your landlord follows the rules set by The Landlord and Tenant Board, I’ve got you covered.
To secure your rental, you’ll need to provide first and last month’s rent upfront. If you’re planning to stay in your unit past your lease term, you must notify your landlord in writing at least 60 days before the end of your tenancy. Once your lease is up, it automatically switches to a month-to-month agreement, but you’re still required to give 60 days’ notice before moving out.
You’re also responsible for paying utilities, but keep in mind that what’s included varies by unit—some rentals cover heat and water, while others don’t. Always clarify the extra monthly costs so there are no surprises.
Tenant insurance is required before you get your keys, covering content and liability insurance. While your landlord’s insurance protects the unit itself, it won’t cover your belongings in case of fire, flooding, or theft—so this is a must.
Many landlords (especially in condos) require a key deposit at the start of your lease. As long as you return all keys and fobs when you move out, you’ll get your deposit back in full.
If you’re an investor in Toronto and considering renting out your unit, having a solid strategy in place is essential to protecting your investment. Whether this is your first time as a landlord or you’ve done this before, managing a rental property comes with responsibilities—tenant screening, lease agreements, and staying on top of legal obligations. That’s where I come in.
I manage the transaction from start to finish, ensuring your property is leased efficiently, legally, and to the right tenant. My goal? To protect your best interests while making the process seamless. That’s why my services include:
It’s beneficial to familiarize yourself with the Residential Tenancies Act (RTA), which governs landlord and tenant relations in Ontario. This legal framework ensures fairness and security in the rental market and outlines:
Knowing these regulations helps ensure compliance and protects both you and your tenant.
A thorough screening process is crucial in finding reliable tenants who will pay rent on time and maintain the property. This involves several steps, all designed to gather essential information while adhering to legal standards, including those set by the Ontario Human Rights Code.
Provides insight into a tenant’s financial reliability, credit score, outstanding debts, and past bankruptcies. A tenant’s permission is required before pulling their credit report.
Reviews rental history and, where applicable, criminal records, while ensuring compliance with privacy laws and human rights regulations.
Confirms the tenant has a stable income and can afford rent. This can involve contacting employers directly or requesting recent pay stubs or tax returns.
Offers firsthand insights into a tenant’s rental behavior—whether they paid rent on time, maintained the property, and followed lease agreements.
The fee for working with an agent is one month’s rent, which is split between the listing agent and the tenant’s agent.
This ensures your property gets expert marketing, tenant screening, and a legally sound lease—while saving you time and minimizing risk.
Navigating the Toronto rental market as a landlord can be overwhelming, but you don’t have to do it alone.
Take a quick moment to fill out this form so I can get a better sense of what you need and how I can help. Maybe you’re searching for the perfect place to call home, or maybe you’re hoping to find the right tenant for your space — either way, I’ve got you covered.
